On a RM450,000 loan over 30 years.
- Loan amount
- RM450,000
- Total interest
- RM370,828.80
- Total you repay
- RM820,828.80
Interest is 82.41% of what you borrow. This assumes the rate stays the same for the whole loan; a floating rate can move.
Where your payments go
Each bar is one year of payments. Early on most of it is interest; the loan itself is repaid faster towards the end.

Stamp duty on top of the price
You pay stamp duty on the transfer of the property and on the loan agreement. Both are paid by you, on top of the down payment.
Choose Yes only if you have never owned any residential property, including by inheritance or gift.
- Transfer (memorandum of transfer)
- RM9,000
- Loan agreement
- RM2,250
- Total stamp duty
- RM11,250
Without an exemption, the transfer is charged in bands: 1% on the first RM100,000, 2% up to RM500,000, 3% up to RM1 million and 4% above. The loan agreement is RM5 for every RM1,000 borrowed (0.5%). Foreign buyers pay a flat 8% on the transfer, which this calculator does not work out.
| Band | Amount in band | Duty |
|---|---|---|
| First RM100,000 @ 1% | RM100,000 | RM1,000 |
| RM100,001 – RM500,000 @ 2% | RM400,000 | RM8,000 |
Before any exemption. Each part of RM100 is charged as a full RM100.
What each extra year costs
A longer loan lowers your monthly payment, but you pay interest for longer. Same loan and rate, different length:
| Years | Monthly | Total interest | Extra year adds | Monthly drops by |
|---|---|---|---|---|
| 28 | RM2,357.91 | RM342,258 | - | - |
| 29 | RM2,317.47 | RM356,480 | RM14,222 | RM40.44 |
| 30 (yours) | RM2,280.08 | RM370,829 | RM14,349 | RM37.39 |
| 31 | RM2,245.45 | RM385,307 | RM14,479 | RM34.63 |
| 32 | RM2,213.31 | RM399,911 | RM14,604 | RM32.14 |
What you can afford
Banks look at your debt service ratio (DSR): your monthly debt payments, including the new loan, as a share of your income. Banks set their own limits and many use gross rather than net income, so treat 60% as a rough guide, not a rule.

About the starting rate
The rate box starts at 4.5%, Bank Negara Malaysia's average lending rate for commercial banks in August 2026. It is a starting point, not an offer. Home loans are usually priced off a bank's own base rate plus a spread, so your quote will differ. Type in the rate on your letter of offer to get your real figure.
Questions people ask
+How is the monthly payment worked out?
The standard way for a reducing-balance loan: each month's interest is charged on what you still owe, and the payment is fixed so the loan reaches zero on the last month. Early payments are mostly interest; later ones are mostly the loan. It assumes the rate never changes.
+Where does the starting interest rate come from?
It is Bank Negara Malaysia's average lending rate for commercial banks in August 2026, 4.5%. That averages all commercial-bank loans, not only home loans, so your quote can be lower or higher. Replace it with the rate your bank gives you.
+How much stamp duty will I pay?
Two duties. The transfer is charged in bands: 1% on the first RM100,000, 2% from there to RM500,000, 3% to RM1 million and 4% above, on the price or market value, whichever is higher. The loan agreement is RM5 for every RM1,000 borrowed. On a RM600,000 home with a RM540,000 loan that is RM12,000 plus RM2,700, RM14,700 in all.
+Who gets the first-home stamp duty exemption?
A Malaysian citizen buying their first home, priced at RM500,000 or less, who has never owned any residential property, including by inheritance or gift. The sale agreement must be signed between 1 January 2021 and 31 December 2027. It removes both the transfer duty and the loan agreement duty. At RM500,001 the exemption is gone and you pay duty on the whole price.
+Is a longer loan worth it?
It lowers the monthly payment and raises the total interest. On a RM450,000 loan at 4.5%, 30 years costs RM2,280.08 a month and RM370,829 in interest. 25 years costs RM2,501.25 a month and RM300,375 in interest. 35 years costs RM2,129.66 and RM444,457.
+What is DSR and what limit do banks use?
Debt service ratio is your monthly debt payments, including the new loan, divided by your income. We use 60% as a rough guide. It is not a law: each bank sets its own limit, and some use gross income rather than net.
+What else will buying a home cost?
Legal fees, valuation fees, insurance and the down payment come on top, and this calculator does not include them. Only stamp duty is worked out here.
